01 DETERMINE A BUDGET

Determining the amount you can spend on a monthly note along with all of the expenses is the first step.

This monthly amount can be converted into a Building Budget for your New Home.

 

The budget for the New Home determines what location or subdivision, the size, and amenities of the home.

You may be able to afford more home than you think so determining a budget that you can live with is critical.

 

1) Contact a mortgage company and let a professional help you in this step.

03 DESIGN YOUR HOME

You have two options for designing your home and drawing the house plans.

1) Use a home designer or Architect.

  In this process you have the plans drawn then you get Contractors to bid on your house plans. You hope that you are able to communicate your dream to both the designer and the builder. You have no idea how much the house will cost to build until you have paid for the plans and get prices from builders.

2) Use a Design Build firm, like Gafford Builders, and who will help you understand the price of the house before you start drawing the plans.

You are able to communicate your dream to the Designer and Builder at the same time. This will ensure that your dream home comes in on Budget.

02 CHOOSE LOCATION

Before the house plans can be designed, the lot must be determined.  The size of the house will be determined by the lot dimensions.

We will be glad to look at the property you are considering to offer suggestion and our opinion on the property.

If you need help finding a lot or a piece of property, we can help you with that also. We have two Realtors than can assist you.

Things to look for.

1) Amount of tree removal.

2) Amount of fill dirt that will be needed.

3) The flood elevation.

4) Utilities, water, electric and gas.

5) Access to the site: culverts, driveway & etc.

04 BUILDING YOUR HOME

We use a cloud based job  management  software called CoConstruct.

The software can be viewed on your laptop, Cell phone, tablet any time anywhere.

All of the communications, documents, job specification, financials are all keep in one location.

We understand that communication is key to an enjoyable experience when building a home. CoConstruct allows you to be completely involved and always aware of what is going on.
