WHAT'S DIFFERENT ABOUT OUR DESIGN-BUILD PROCESS?
We take your budget into consideration before we design your home. We call it
"VALUE DESIGN"
We do not Draw your house plans, take your money and hope the house comes in on budget.
We have developed our process after having customer after customer come to us with house plans they could not afford to build. Many were so disappointed that they sold their land
and gave up on their dream home.
Let us help you before you start drawing your house plans. Even if you use another drafting company to draw your plans we can still meet and discuss realistic options to build
your dream home.

"Value Design"
"Value Design" is creating a home that best fits your needs and lifestyle while maximizing your budget.
Drawing the floor plans in-house allows us to custom design your home in a very specific way. Allowing you to get maximum Value from your new home.
There are three components to Value Design:
1. BUDGET
This will be determined by you and your lender.
* * You need to be prequalified by a lender before we start.
2. LIVING AREA
This is how big the house is and can vary in size.
3. AMENITIES
This includes many things, such as:
* Finishes- Flooring, Countertops, Fixtures, Appliances, and Etc.
* Design of the house- One or Two stories, Extra Large Porches, Size of Carport/Storage area and other features.
* Other items such as Outdoor Kitchen, Outdoor fireplace and extra driveway/patio space.
* We would also consider the cost of the lot as a fixed cost.
These three components are all linked together. If you change one component then one or both of the other two will be changed. Think of a triangle, with each leg of the triangle being one of these components. If you change the size of one leg on a triangle then at least one of the other legs are affected.
